Latest Corcoran Report – Q1 2017
I am pleased to share with you Corcoran’s Q1 Manhattan Report.  Inside you will find a detailed analysis of residential real estate sales that closed in Manhattan in Q1 2017 (January 1st through March 31st).  Key findings include:
  • A market with mixed messages. Closed sales decreased by 8% over Q1 2016, while signed contracts increased by 3% versus Q1 2016 and by 5% versus the prior quarter. Buyers – who had shown fatigue with high prices in 2016 – came back into the market, while sellers who had adjusted to market conditions with price reductions found themselves making deals.
  • Prices were nearly flat. Average price per square foot rose 3% to $1,918; however, the median price per square foot dropped by 1% to $1,360.
  • More inventory. All bedroom types except studios had year-over-year increases in inventory; on the whole, there were 10% more properties on the market than in Q1 2016. This was the sixth consecutive quarter in which the number of properties available for sale was up. Although inventory still remains largely under-supplied, the increase contributed to listings spending an average of 14 days longer on the market, when compared to last year.
