Dear Friends, Buyer interest continues to increase and the industry is predicting a strong Spring market. For those purchasing with a mortgage, there is a general willingness to accept higher interest rates although cash deals make up a significant percentage of current deals. Mortgage rates have stabilized around 7% but there is wide speculated that the Federal Reserve may enact rate cuts later in the year, possibly in Q3, which could lead to mortgage rates settling in the mid-5% range by year-end. Although inventory levels have experienced a modest increase of 3.1%, they remain historically low. This scarcity, coupled with heightened buyer activity, has invigorated the market, resulting in increased open house attendance and heightened competition particularly for properties priced competitively. We believe it's an opportune time for sellers to capitalize on the heightened demand especially for move in ready properties. Strategic approaches such as decluttering and staging help present a home in it's best light further enhancing the appeal and contributing to multiple offers. Check out the sandwiches everyone is raving about. 477 Gates Avenue 5 years ago , husband and wife team Trevor Lombaer and Sutathip Aiemsaard converted a hot dog cart and began selling Bangkok street food to NYer's at pop ups. They quickly upgraded to a food truck and during the pandemic they took it on the road to the Hamptons offering ambitious rotating weekly menus. They now have an actual restaurant which is well worth checking out. 275 Van Brunt St Red Hook legend, Erin Norris rebranded Grindhaus, brought in Allie Gassaway (Fort Defiance) to run the kitchen and created a new menu. Expect the same fun and comfortable environment.

Hall Street Shelter Due to the 30 day and 60 day evictions instituted by Eric Adams, single men receive 30 days of shelter and families 60 days before they are kicked out of the shelter. Forced to take their belongings and reregister for new housing, the process requires travel to Manhattan, multiple forms, long waits in the cold and often several overnight stays in single night shelters before receiving a new placement. The need for large roller suitcases is at a critical level. If you are able to donate, please reach out, we can give you instructions for dropping off, or if you are nearby (DUMBO, Ft Greene/Clinton Hill, Brooklyn Heights, Park Slope etc) Judy can arrange to pick up your donations. There are multiple opportunities to assist and the outreach is grass roots so please contact Judy to learn more about food distribution, legal services and other needs. If you speak Spanish, that's a big plus.
