Hello Everyone –
The Spring Selling and Rental Season is upon us. And I believe the untold story yet to unfold is whether the new Congestion Pricing Toll will have an impact on certain neighborhoods in Manhattan. The MTA’s rollout of the $15 toll is scheduled to begin in June. It will be charged to motorists entering the Midtown Congestion Zone south of 60th Street.
Some people who are in the housing market right now may want to put a new emphasis on: Location, Location, Location!  Manhattan is already expensive enough. Buyers and Renters who drive and are relocating during the Spring Market could be concerned about this— they may want to know how Congestion Pricing will impact them.
The June roll-out of this new toll is the first Congestion Pricing fee-system in the country. It has sparked an acrimonious backlash over its cost for drivers, including several lawsuits to block it. Gov. Kathy Hochul who just loves taxes is backing the plan. Former disgraced Gov. Andrew Cuomo approved the law in 2019, and has now flipped against it. He cites changing circumstances in the aftermath of COVID. To be continued… Let’s see how this plays out.

The Spring Market is here. If you have any questions about this market or your property, please reach out to me NOW and we can plan a strategy for your specific situation. So don't wait because the time will never be "just right."
