Dear Friends, As we bask in the warmth of the summer sun and the vibrancy of New York City, I hope you've been enjoying the delightful flowers and produce, as well as the serene beauty of twilight wherever this message finds you. Whether you're partaking in the incredible outdoor activities in the city or upstate New York, summer is truly a season to savor. In this edition, I am pleased to share the latest trends and highlights from the real estate market. Whether you're lounging by the pool, escaping to the mountains, or enjoying a refreshing mocktail, take a moment to delve into our comprehensive 2nd quarter sales report. Discover how the market has evolved and uncover hidden opportunities that might just be your next investment. What I’ve been up to adding more fun real estate: In June, I had the privilege of curating and launching an Art+RealEstate exhibit at 222 LES Tower + Lofts, a new condominium, in collaboration with my artist friend Miljan Suknovic. This is my second exciting collaboration with Miljan. Additionally, a Pre-4th Fashion+Art+RealEstate event took place the week before July 4th with talented local Brooklyn designers at a Williamsburg retail store. It was quite heartwarming to see many friends – old & new –who came to celebrate with us. (More about the new condo below). Lastly, a global highlight this summer is the exhilarating Paris Olympics, taking place from July 26 to August 11. Enjoy the games and the spectacular events that come with them! Have a great and safe summer! All the best, Jennie

The Biosphère Brilliant Socio-ecological Design
On July 12th, the birthday of the late Buckminster Fuller we celebrated, a renowned American architect, inventor, philosopher, and futurist. Buckminster Fuller designed the Biosphere, an architectural masterpiece that was considered totally futuristic when it was built in 1967 for Expo 67 in Montreal, Canada. Today, the Biosphere serves as a museum dedicated to exploring the connections between society and the environment. In 2013, I actually had the honor of meeting Allegra Fuller-Snyder, Buckminster Fuller's daughter, who gracefully came as our guest speaker for a socially conscious initiative I helped launch. The Olympic and Paralympic Village: The city of the future
The Paris Olympics will take place from July 26 to August 11. The Village, designed to house over 15,000 athletes, is built to pioneering environmental standards and spans across three Parisian cities. After the Games, the Village will transform into a vibrant neighborhood featuring 2,500 new homes, a hotel, landscaped parks and gardens, offices, and shops. This development, constructed from wood and other organically-sourced materials, aims to protect and foster biodiversity with rooftops designed to house insects and birds. It aligns with Paris’s Climate Plan, aiming for carbon neutrality by 2050.

The Cooper-Hewitt Family Number 48 GPN
It excites me to talk more about my neighborhood of 26 years here: No. 48 GPN is an 1858 brownstone with Louisiana-style verandas that was the home of Peter Cooper’s son-in-law. Peter Cooper, who also lived in Gramercy Park was a pioneer born in the 18th century, was an inventor, industrialist, and philanthropist. He established Cooper Union on Astor Place in the Village in 1859 and helped plan and finance the construction of the first subway line.

The Corcoran Report 2Q2024 Manhattan
Here’s what happened during Manhattan’s second quarter of 2024: - For the first time since rising mortgage rates upended the market in mid-2022, Manhattan closings and contracts improved on a quarterly and annual basis. The number of sales rose about 1% annually and 34% quarterly to about 3,150 closings.
- After nearly two years of falling inventory, listed inventory in Manhattan is slowly climbing too. Active listings rose for the second consecutive quarter, up 3% annually to 7,539 units, just above the ten-year average.
- Manhattan prices fell across-the-board for a second consecutive quarter, which hasn’t happened in seven years. More significantly, average price per square foot fell annually by double-digits for a second straight quarter, down 10% to $1,671, similar to figures last consistently seen in 2015.

Summer Travels What are your summer plans?
My summer break this year started early from a nice trip England - London and a first lovely visit to Oxford. Then to an amazing week in Aspen – nothing compares to the sensation being up 11,000 feet in elevation witnessing the magnificent mountains, especially when you have the entire mountain top all to yourself. And weekend trips upstate along the Hudson including hikes in the Catskill mountains throughout the summer. If you are visiting New York City, you can indulge in a culinary adventure, especially with NYC Restaurant Week happening from July 22 to August 18.
How about you? What are your summer plans?
